Foundation drainage

In expansive clay, water management is part of foundation repair. Here's what drainage work around a San Angelo house usually involves.

Clay soil swells where it gets wet and shrinks where it dries. When storm water pours off a roof and collects against one side of a house, that side gets very different moisture than the rest. TDLR's technical bulletin on foundations over expansive soil puts it plainly: drainage, landscaping and watering habits all affect how a foundation performs, and water should drain away from the house on every side.

Signs the drainage is working against you

  • Downspouts that empty right at the foundation
  • Puddles along the beam for hours after a storm
  • Soil or flowerbeds built up level with or above the slab edge
  • Water collecting in the crawl space after rain
  • Bare or washed-out soil lines under the eaves where there's no gutter

What does drainage work include?

  • Gutters and extensions. Catching roof water and carrying it several feet away before it hits the ground.
  • Regrading. Reshaping soil so it slopes away from the house.
  • Surface and French drains. Collecting water in low spots and carrying it to a safe outlet.
  • Crawl space drainage. Keeping water out from under pier-and-beam houses.

What about watering the foundation in a drought?

Keeping soil moisture steady can reduce how much the clay shrinks in a long dry spell. As of October 2026, the City of San Angelo's water conservation page lists the city in standard conservation and allows foundation watering with a soaker hose or drip system on any day and at any hour, and hand watering of foundations on any day outside noon to 6 p.m., as long as the total stays within 1 inch per week. Those rules can tighten in a drought, so check the city's current stage before you set a schedule.

Before anyone digs

Texas law requires excavators to contact Texas811 at least two business days before digging. A contractor installing drains or digging along a beam should make that request, and it's fine to ask them to confirm it.

Pricing comes from the contractor after they've shot floor elevations and figured out what's driving the movement. We don't quote prices, and no honest contractor can price a pier job over the phone without seeing the house.

Common questions

Can drainage fix a foundation by itself?

Not if the house has already dropped and needs support. But leveling a house without fixing the water problem that helped cause it leaves the repair exposed to the same forces.

Should I water my foundation?

Steady moisture can help in a long dry spell, but overwatering can cause swelling. Ask your contractor how much makes sense for your house, and stay within the city's watering rules.
